Great place. Friendly, helpful, and gracious owner and staff. Good food. Lovely location - near enough to the royal mile but without the city feel and traffic. Within walking distance of several restaurants, pubs, and shopping. Would gladly come back again.

Great B&B with good customer service
Very close to city centre ( £8 taxi), friendly staff and clean room. Our TV wasn't working unfortunately and the portion size of the breakfast was small. but clean and secure makes it a good go to choice for affordable accomodation.

Nice but,
The hotel is really a converted two unit row house. It feels like someone just converted their house into a hotel. The bathroom was tiny and the beds were uncomfortable. The mattress's were thin and there was no box spring, just a board. Breakfasts were good.

Great location & friendly staff
Stayed one night with two children. Breakfast was lovely and all staff were really friendly. Room was clean and tidy. Beds really comfortable. Lots of hot water. Children enjoyed baths but I must say that the shower was rubbish! Tv reception not good either but as only there one night it wasn’t too much of an issue. Great location for central Edinburgh and bus stop a minute away. Thanks for a comfortable and friendly night.

Mother & daughter trip
We stayed at Herriot Park guest house for two nights. Love the traditional English breakfast. They have basket of fresh fruits, yogurts, cereal, coffee, tea juice. Very satisfied. Close walking distance to bus, 15-20 mins walk to Royal botanical garden. Room is nice and clean. We are happy with out stayed.

Basic and good.
This is a nice guest house, about 12 minutes drive from downtown Edinburgh. Nothing fancy, but clean and easy to park at, good breakfast. About 25 minutes from the airport.

Did what we needed
For a stay designed for little else other than a place to sleep whilst spending the day at the fringe, this place did the job more than adequately. People were friendly, and the rooms sufficient. The breakfast was nice as well. The room was small though, and bizarrely the sink wasn't in the en-suite

not quite what I was hoping
overall I can't complain to much but for my 2 night stay the already reported as broken television was not looked at despite my informing the staff as well , towel rail in the bathroom was ready to fall off , not the worst B&B I've stayed at by far but all the great reviews lead me to expect better , no complaints about the staff.

Disgusting
Worst experience we have had. Bathroom ceiling was covered with moulds. Shower hose was layered with spongy looking black dirt. Nowhere to place or hang your towels. Broken toilet paper holder and toilet itself could hardly flush a toilet paper. Entire family was disgusted and nobody used the shower that night. Luckily we could open the window because the room smelled so damp. Worst part was, the staff new about the issue of the room. They said they were so busy as fringe festival was going on and they couldn't find a moment to make the room habitable. Appalling!! We were moved to a different room after communicating with Expedia. Room was better but there's no way that would make up with our first night experience in that B & B. Absolutely disgusting!!!

Clean, pleasant hotel in a convenient location.
If you stay here you should be aware that, at least in our room, the bathroom sink was in the room so there's no privacy for anything you use the sink for. The room was quite small with no room really for easily opening a couple larger suitcases. The room was quite noisy with thin walls and door. A baby in a nearby room kept us up. The room key opens the outside door and so you can't get in the hotel without a room key. You have to ring a buzzer to get staff for check in. The breakfast is only from 8-9. There is no dedicated parking but you can usually find a spot on the street or across the road by the playing fields.

Gorgeous big room with high ceilings, so quiet and relaxing! The staff were amazing, attentive and informative. Bus into the CBD runs from right outside Heriott Park. Free car parking as well. Will stay longer next time!

Good Location for visiting both Leith and Edinburg
Hotel Staff were very helpful. The room was very large (we've received a family room) and comfortable (the double bed had a good and soft mattress). The only disadvantage was that the room wasn't heated very well, but once we informed the stuff about this problem they took action and the room temperature increased immediatley.
Water pressure in the bathroom was ok, but it would be good to have the warm water for a longer time when taking a shower (perhaps it was linked to the fact that the heat wasn't at its maximum level in the first day of our staying).
The overall atmosphere in the guest house is boehmian and the decor looks vintage.
This place is very good from a budget point of view and it fullfills all needs. A big advantage is that the breakfast is included in the accomodation price and it takes place usually between 8-9. You can also solicite an earlier breakfast. Breakfast includes full english (both vegetarian and non vegetarian) plus fruits, orange juice, tea, yoghurt, cereals & milk, butter and toast. It would be a nice improvement if they could also add few more vegetables, cheese & maybe some local smoked fish :)
I recommend this place for all the travellers who are reasonable about their expectations when paying for a budget guest house and do not expect luxurious services. This hotel is more than decent and its services are good.
I want to thank to the guy who served our breakfast every morning and solved our heating demand.
