Really great place to stay. The woman upon checking in was so lovely and helped us with everything we needed, from renting a scooter, obtaining a taxi to the airport, and extending our stay.
On down side is on the 3rd floor it's quite noisy from the birds on the room (they start at 5am!). Main level room was much better.

We loved this hotel. It's charming, the staff are very kind, and the pool is refreshing. The room is large and very comfortable. Every day a new bottle of water is provided.
Perhaps adding four pillows (2 per side) would make it more comfortable.

A win overall.
Internet was spotty at times, it is not very quite during the day or at night, and the hot water was not great. Other than that the place was as advertised and for the most part I enjoyed my time there. The staff was great. The AC was great! The little neighborhood is nice and in a decent location too. Oh and breakfast is blah...

the staff were friendly and helpful, the cleaners were very nice and efficient.
the only dislikes were not enough sun loungers by the pool due to lack of space, and there was a noisy dog barking at all times of the day and night, the dog was not on the hotel premises

Nice quiet place. Bery friendly staff. Can not beat the price. We had a pool side room. The pool was small but everytime we wanted to swim it was empty. One unique thing about the pool is that the sun shines on it all day which is awsome. A lot of the pools in chiang mai are in the shade all day long. Oni at the front desk was fantastic to deal with. Breakfast was very mediocre but this is just a bonus as breakfast is not included nor advertised in the price. It included watermelon, pinaeapple, coffee amd toast. I stayed in 3 different hotels while in Chiang mai and this one was by far the best and also the cheapest

This a wonderful small, affordable hotel with a helpful staff and great location. We stayed four nights — 2 nights before an overnight at Elephant Nature Park and 2 after. They stored extra bags for us while we were at ENP and called the ENP office to verify our pickup time. Convenient to laundry facilities and a great coffee shop called Baan Bakery.

We stay here every year. The staff are always so friendly! It’s a great location and rooms are clean and comfortable. Noticed the noise from
Birds this year was much much higher. They are roosting under the eaves on top floor and the crowing is endless. (Pidgeons??) some of the smaller touches are gone this year I noticed. Linens are smaller and very tired and there are no longer facecloths in the rooms? Tea kettle and coffee tea are always there and appreciated. Pool small but very clean and refreshing. Fruit and toast in AM are perfect. Good place for the the price paid.

We have stayed at Baan Ratchiangsaen every summer for many years. Noticing a few changes. Linens are getting tired, no more facecloths offered. And the pigeons are out of control. They are roosting under the eaves of the second floor roof and they are LOUD all day long but especially in the morning. I’m not sure what can be done but it’s disturbing the guests. Otherwise everything awesome as usual. Rooms are clean & spacious, kettles provided. Staff very sweet and friendly. Great location with proximity to old city, food massage markets etc

Terrible facilities in the 3rd floor
It was terrible facilities in the 3rd floor, rusty kettle, dirty slippers, not hot water for taking shower. Luckily, they changed us room in the 2nd floor from the 2nd night, it resumes normal. Staffs were really helpful and nice.

The hotel and room itself are quaint and lovely. However, we were placed on the third (top) floor and every morning birds would gather on the roof and make the most incessant, LOUD, "cooing" sound. Also, the surrounding area leaves some to be desired for. Other than that, the staff was nice and helpful.

Enjoyed our time there but they could offer basic food options or offer warm meals to guests to make it for convenient and comfortable for international guest who aren’t familiar with the area. Would recommend to others as staff were brilliant to help out and go out of their way!

Great boutique hotel, close to everything.
Baan Ratchiangsaen is a great boutique hotel. It doesn't have all of the bells and whistles that 5 star hotels do, but it is very comfortable and in a quiet part of Chiang Mai. Free wifi and simple continental breakfast (toast and fruit) are included. It is close to a local market, good local restaurants (on the adjacent street) and the Chaing Mai gate. Well away from the tourist area surrounding the night bazaar. The biggest problem I had was a shower that flooded the bathroom a couple of times, but otherwise it is very good quality. I'll stay here again.

I would definitely recommend this lovely hotel
We weren't expecting a breakfast so it was a lovely touch in the morning that fresh fruit was available to us bread to toast and marmalade or savoury biscuits with coffee this set us up for the day really nice - I really enjoyed this hotel lovely quiet pool with lots of green space in a large city
