First, the outside of the building, the neighboring park, the area, and the lobby get your hopes up. The lobby and the veranda, that is off of the lobby, is great. Definitely go there.
However, the room was just awful. They say they are renovating, and I must have gotten a pre-renovation room. We like NOTHING about the room. The dirty carpet was patterned avocado green - from like 50 years ago. Too filthy to use in a garage. Toilet didn't flush. Wood rot in the closet. Shower was ancient. Zero sound insulation. We heard every word our neighbors said. And the bed squeaked all the time. And just little things. If we were honeymooners, the whole hotel would have known. Maybe if you get a renovated room it would be fine, but what we had was awful. And it was small. When we mentioned the squeaky bed, the receptionist couldn't have cared less.
