Rustic and rundown, not worth the money
The cabins are very rustic and very small. Every morning there was noise from a truck standing on the street next to our cabin (king ocean view) for up to 30 minutes. The nights were very hot (April) and the fan insufficient to cool us down. We couldn’t use the beach at all (nobody did) due to heavy seaweed (see picture), and the whole place looks a bit rundown, with tarps on some of the roofs.

Beautiful Hotel…But NOT good value!!!
The hotel is beautiful and we loved our room. However the value isn’t great. Food and drinks are very expensive. It was in most cases double the prices in Canadian $. I’m not looking for it to be cheaper than us but maybe at least the same. If you try to bring in your own water it will be taken away because the hotel is in a national park. There isn’t also a fridge to keep your water cold if you had it. They will say this is because they want to be echo friendly but they could find other echo friendly energy sources to accommodate this. On top of this the service wasn’t great. People were cold and not very welcoming. When when checked in the women at the desk seemed miserable. She was very short with us and didn’t smile or say hello at all. Then the cleaning and staff that take care of the grounds weren’t friendly at all, even when you just said hello. I will say the only people who really seemed genuine was Alex and the staff is the restaurant. If your ok with this, I say stay here because the actual hotel and grounds around it are beautiful, but if you would like genuine everyday human kindness, go somewhere else.

Not horrible but not great.
Well, we had a good time because we stayed for 2 nights before going to our 4 nights somewhere else and decided to enjoy what we had, however, for us, the bed was too soft and the room beside being very small, was a little bit too rustic for our taste. If you are used to camping, it’s an upgrade from a good tent. If you are on the beginning of a relationship, keep in mind that the room is very very small with a bathroom and toilet inside and no doors, just a bambu curtain for some privacy and half wall dividing the toilet from the bed. It’s exactly beside the bed, and I am not exaggerating. 3 feet from the bed, maybe, with no doors and half wall, use your imagination 😁. The hotel employees and restaurant personnel were very polite and the food was good. There is not many options around and if you are planning on leaving the hotel to walk around the hotel ave where everything happens, will cost you $30 to $40 dollars one way, plus $6 per person to get back inside the national park.

el hotel esta situado en una zona de tulum protegida, por lo cual te hacen pagar la entrada a esa zona en $250 PESOS MEXICANOS A NACIONALES O 25 DLLS A EXTRAJEROS, POR DIA, y cabe mencionar que en esa parte no hay nada a donde compra ni salir a desayunar comer o cenar, tienes que salir del área protegida, para ello hay que pagar si o si el monto si es que quieres salir del hotel . ese gasto va por tu cuenta, es por persona.

We booked an ocean view queen bed bungalow but got a tree house which had no view of the ocean at all. There were gaps in the wood flooring everywhere, cracks in window frames through which huge biting ants and mosquitoes were coming in the room. We got bitten by those ants a few times, and finally had to give up and leave. The onsite staff were trying to be helpful but the online management was defensive. Instead of apologizing and showing their accountability, they told us “they could not control ants!”. We didn’t pay almost USD400 a night to live in a treehouse and get bitten by ants and bugs. That’s something we’d expect from $30-camping. The hotel seemed overbooked, so they had only that ants-infested room and one other room of the same style which was located further away, much smaller and claustrophobic. They didn’t give us the room we booked. We didn’t get the VIP Access benefit that was advertised in our Expedia booking either. The worst experience in Mexico. Stay away from this poorly managed “hotel” with greedy, unprofessional management.

The room that we booked #4 is a tiny room with an ocean view. There is a restaurant next-door that has seating right in front of your window so there’s absolutely no privacy. Check in was also very strange. We were asked to give $150 cash for incidentals, for some reason their credit card machine wasn’t working. The food was hit or miss including drinks, I drink Don Julio reposado and they definitely were not using Don Julio reposado in my drink . Property is beautiful and has huge potential but under better management.

Beautiful location but rooms not great
When you enter the property; amazing! very beautiful. However if you market yourself as a family friendly hotel and you cannot offer hot water at night for a formule bottle, or any baby friendly food, im not very sure. The first we got with our 15 months old had a bathroom outside, without any closed of door. We asked for an upgrade (which we paid) as we thought it would have a bathtub. Seemed it was not connected but just put as decoration. Strange. Simply put; rooms were a bit too primitive for us. As couple I wouldn’t mind (still not my thing but okay can happen) but with a little one, don’t do it.

La experiencia fue muy buena en general, la ubicación, las vistas y la playa muy lindos (fui en temporada de NO sargazo), las habitaciones son lo que esperas de Tulum, algo rústico y lindo aunque desde mi punto de vista las regaderas sin techo al aire libre no son buena opción cuando llueve o hay mal clima. Por otro lado debo decir que, el único inconveniente que tuve fue el trato en el restaurante (algo groseros) y los precios que eran excesivos, uno entiende que va haber sobre precio por la ubicación pero realmente eran precios muy altos en el menú del restaurante. Sí volvería pero tengo mis reservas.
